Southwest Florida

Overall, there were 27,585 properties sold in Southwest Florida during the 12-month period ending on December 31, 2022, a 30.25 percent decrease compared to the previous 12-month period when 39,551 properties were sold. New listings decreased by 5.46 percent, from 36,654 to 34,652. The average sales price in Southwest Florida increased by 21.94 percent, from $640,098 to $780,567. Inventory for Southwest Florida as of December 31, 2022, stood at 5,911 units and 2.57 months of supply.
 

Naples

Naples homes for sale are next on the list, and the trends here echo Southwest Florida overall. There were 10,610 properties sold in Naples during the most recent 12-month period, which equals a decrease of 33.52 percent compared to the preceding 12-month period. New listings were down by 7.18 percent, from 14,186 to 13,167. The average sales price was up by 25.11 percent, from $835,839 to $1,045,690. Inventory for Naples checked in at 2,414 units, with 2.73 months of supply.
 

Marco Island

With 824 properties sold, sales in Marco Island decreased by 44.88 percent compared to the preceding 12-month period. New listings decreased by 13.12 percent, from 1,319 to 1,146, while the average sales prices rose by 31.75 percent to $1,393,308. Inventory for Marco Island was 334 units, with 4.86 months of supply.
 

Bonita Springs-Estero

Sales in Bonita Springs-Estero were down by 31.55 percent in the most recent 12-month period, from 4,573 to 3,130 properties sold. New listings were down by 3.04 percent, from 3,879 to 3,761. The average sales price in Marco Island rose by 24.17 percent, from $553,289 to $687,041. Inventory for Bonita Springs-Estero stood at 486 units and 1.86 months of supply.
 

Fort Myers

There were 5,602 properties sold in Fort Myers during the most recent 12-month period, a decrease of 27.76 percent compared to the preceding 12-month period when 7,755 properties were sold. New listings decreased by 8.33 percent, from 7,145 to 6,550. The average sales price increased by 27.50 percent, from $383,552 to $489,035. Inventory for Fort Myers was 843 units, with 1.81 months of supply.
 

Fort Myers Beach

With 407 properties sold, sales in Fort Myers Beach were down by 35.80 percent compared to the most preceding 12-month period. New listings saw a rise of 3.60 percent, from 611 to 633. The average sales price was also on the rise, with a 37.56 percent increase from $715,049 to $983,617. Inventory for Fort Myers Beach checked in at 154 units, with 4.54 months of supply.
 

Sanibel-Captiva

Sales in Sanibel-Captiva were down by 51.84 percent in the most recent 12-month period, decreasing from 760 to 366 properties sold. New listings decreased by 17.58 percent, from 603 to 497. The average sales price increased by 31.36 percent, from $1,270,012 to $1,668,280. Inventory for Sanibel-Captiva stood at 114 units and 3.74 months of supply.
 

Cape Coral

With 6,415 properties sold, sales in Cape Coral were down by 19.84 percent from the preceding 12-month period. New listings increased by .66 percent, from 8,539 to 8,595. The average sales price rose by 22.69 percent to $503,510. Inventory for Cape Coral was 1,515 units, with 2.83 months of supply.
 

Pine Island-Matlacha

There were 231 properties sold in Pine Island-Matlacha during the most recent 12-month period, a 37.90 percent decrease from the preceding 12-month period when 372 properties were sold. New listings were down by 18.55 percent, from 372 to 303. The average sales price increased by 34.80 percent, from $507,807 to $684,535. Inventory for Pine Island-Matlacha stood at 51 units, with 2.65 months of supply.
