Overall, there were 29,606 properties sold in Southwest Florida during the 12-month period ending on October 31, 2022, which marks a 27.28 percent decrease compared to the previous 12-month period. New listings saw a decrease of 6.54 percent, from 37,318 to 34,876. The average sales increased by 23.22 percent, from $621,936 to $766,357. As of October 31, 2022, inventory stood at 5,215 units and 2.11 months of supply.

 

 

Next up are Naples homes for sale. With 11,375 properties sold, sales in Naples were down by 30.90 percent compared to the preceding 12-month period. New listings were down by 8.71 percent to a total of 13,298. The average sales price increased by 24.22 percent, from $818,593 to $1,016,836. Inventory for Naples checked in at 2,230 units, with 2.35 months of supply.

 

 

With 915 properties sold on Marco Island during the 12-month period ending October 31, 2022, sales decreased by 42.53 compared to the prior 12-month period. New listings decreased by 20.97 percent, from 1,402 to 1,108. The average sales price on Marco Island rose by 35.18 percent to $1,363,309. Inventory for Marco Island stood at 251 units, with 3.29 months of supply.

 

 

The number of properties sold in the Bonita Springs-Estero market decreased by 32.10 percent, from 4,823 to 3,275. New listings saw a decrease of 7.60 percent compared to the preceding 12-month period, from 4,051 to 3,743. The average sales price rose by 26.80 percent to $680,765. Inventory as of the end of October was 419 units, with 1.54 months of supply.

 

 

There were 5,933 properties sold in Fort Myers during the most recent 12-month period, a decrease of 25.76 percent. New listings were down by 8.30 percent, from 7,230 to 6,630. The average sales price increased by 30.22 percent, from $367,222 to $478,210. Inventory for Fort Myers was 694 units, with 1.40 months of supply.

 

 

With 480 properties sold in Fort Myers Beach, sales were down by 23.08 percent compared with the prior 12-month period. New listings were up by 4.53 percent, to a total of 623. The average sales price in Fort Myers Beach was up by 41.50 percent, from $676,918 to $957,834. Inventory for Fort Myers Beach checked in at 97 units and 2.43 months of supply.

 

 

Sales in the Sanibel-Captiva market decreased by 47.64 percent in the most recent 12-month period, from 806 to 422. New listings decreased by 31.37 percent, from 644 to 442. The average sales price in Sanibel-Captiva increased by 38.99 percent from $1,182,938 to $1,644,155. Inventory for Sanibel-Captiva stood at 70 units and 1.99 months of supply.

 

 

There were 6,941 properties sold in Cape Coral during the 12-month period ending on October 31, 2022, a decrease of 13.62 percent compared to the preceding 12-month period. New listings were up by 3.59 percent, to a total of 8,740. The average sales price in Cape Coral increased by 27.37 percent, from $392,723 to $500,202. Inventory in Cape Coral was 1,423 units and 2.46 months of supply.

 

 

With 265 properties sold, sales in the Pine Island-Matlacha market decreased by 29.71 percent in the most recent 12-month period. New listings were down by 25.51 percent from 392 to 292. The average sales price increased by 42.02 percent, from $485,228 to $689,112. Inventory for Pine Island-Matlacha stood at 31 units and 1.40 months of supply.
