Overall, there were 30,480 properties sold in Southwest Florida during the 12-month period ending on September 30, 2022, a 26.66 percent decrease compared to the preceding 12-month period. New listings were down by 5.41 percent, from 37,884 to 35,836. The average sales price increased by 22.63 percent, from $615,992 to $755,403. As of the end of September, inventory stood at 5,375 units, with 2.12 months of supply.
Naples
Next, we take a closer look at Naples homes for sale. With 11,560 properties sold, sales decreased by 31.33 percent compared to the preceding 12-month period. New listings decreased by 10.05 percent to a total of 13,438 new listings. The average sales price in Naples rose by 23.18 percent, from $815,191 to $1,004,122. Inventory for Naples was 2,059 units and 2.14 months of supply.
Marco Island
There were 939 properties sold on Marco Island during the 12-month period ending September 30, 2022, which marks a 42.67 percent decrease compared to the prior 12-month period. New listings decreased by 20.39 percent, from 1,427 to 1,136, while the average sales price increased by 34.31 percent to $1,336,084. Inventory for Marco Island checked in at 251 units, with 3.21 months of supply.
Bonita Springs-Estero
Sales in the Bonita Springs-Estero market were down by 31.92 percent, from 4,928 to 3,355 properties sold. New listings were down by 7.74 percent compared to the preceding 12-month period, to a total of 3,839 new listings. The average sales price increased by 28.66 percent, from $525,646 to $676,317. Inventory as of the end of September stood at 437 units and 1.56 months of supply.
Fort Myers
With 6,096 properties sold, sales in Fort Myers decreased by 25.08 percent compared to the preceding 12-month period. New listings decreased by 5.92 percent, from 7,279 to 6,848. The average sales price for Fort Myers rose by 30.32 percent, from $362,239 to $472,079. Inventory for Fort Myers was 779 units and 1.53 months of supply.
Fort Myers Beach
There were 511 properties sold in Fort Myers Beach during the most recent 12-month period, a 20.65 percent decrease compared with the prior 12-month period. New listings increased by 6.4 percent, from 609 to 648. The average sales price for Fort Myers Beach properties rose by 41.67 percent, from $665,564 to $942,913. Inventory for Fort Myers Beach was 126 units, with 2.96 months of supply.
Sanibel-Captiva
Sales in the Sanibel-Captiva market were down by 44.58 percent, from 830 properties sold to 460 properties sold in the latest 12-month period. New listings were down by 26.71 percent, from 659 to 483, while the average sales price rose by 39.18 percent to $1,613,927. Inventory for Sanibel-Captiva checked in at 85 units and 2.22 months of supply.
Cape Coral
With 7,275 properties sold, sales in Cape Coral were down by 10.90 percent compared to the previous 12-month period. New listings increased by 8.47 percent, from 8,416 to 9,129. The average sales price in Cape Coral rose by 28.89 percent, from $383,877 to $494,788. Inventory in Cape Coral was 1,587 units, with 2.62 months of supply.
Pine Island-Matlacha
Sales in the Pine Island-Matlacha market were down by 25.65 percent in the most recent 12-month period, from 382 to 284 properties sold.
